Design-build renovation of an existing 26,500 SF three (3) story dormitory building to include a total interior and exterior renovation and reconfiguration of floor plan to meet the Dorms-4 Airmen configuration.

Project Description:

Windamir provided design-build renovation of an existing 26,500 SF three (3) story dormitory building which consisted of 56 bedrooms and 14 shared common rooms. The project was a complete and total interior and exterior renovation that included redesign of the interior space plan to accommodate an additional 25% resident load.

The dormitory was previously configured in the 1-plus-1 configuration, and was reconfigured into 14 Quads (56 rooms) in the Dorms-4 Airmen configuration. The existing structure was demolished back to the structural frame at which time the frame was modified to meet current AT/FP blast and seismic requirements including reinforced exterior and blast protection glass lamination. The interior was over-hauled with all new space planning which complied with ADA code and allowed each occupant to have adequate personal and shared common space. The facility was retrofitted with a new standing seam metal roof.

Construction Cost: $5.4 Million

Self-performance: Windamir self-performed 58% of the construction work.

Project Highlights:
  • Conducted asbestos and lead based paint surveys prior to beginning demolition; and performed asbestos abatement.
  • Demolished all interior components of the structure to include utilities and exterior doors and windows.
  • Removed existing roof and roof mounted equipment and installed a new standing seam metal roof.
  • Provided complete replacement and installation of electrical, plumbing, mechanical, HVAC, fire alarm, mass notification, and fire suppression systems.
  • Built and finished interior reconfigured walls and partitions. For noise reduction the demising walls between dormitory modules, and the walls separating sleeping quarters from common areas were built to an STC 45-49 Rating. All fixed glass framed windows were built to an STC 35 Rating.
  • Upgraded building to meet seismic requirements per UFC 4-010-01; and Antiterrorism/Force Protection (AT/FP) requirements, to include reinforced exterior and blast protection glass lamination.
